Each person and family finds themselves in unique financial, work, and housing situations. However, in our current marketplace, there is most definitely a significant portion of the population that find themselves wanting to buy but feeling that they are not able to do so. For that group of people, the idea of home ownership seems like a dream too far away to realize and too painful to think about.</p>
<p>As the real estate market has gone south in many parts of the country, the financial side of real estate has followed suit. That means that lots of Americans who would have and could have gotten financing back in the height of the market are simply not able to do so right now. Many would say thats a good and needed correction to the marketplace. There are some, though, who would quickly point out that the lending industry has become too tight in their practices. In other words, there is a large sentiment that the mortgage banks have gone too far in trying to right the ship.</p>
<p>As banks took bigger and bigger hits as a result of the mortgage meltdown, they simply cranked down more tightly on their qualification requirements. The problem that creates is that banks need to lend money in order to be profitable and survive. By reducing the number of loans made, the banks decreased their potential losses from bad loans, but they also vastly reduced their income from the good ones. Guess what banks typically use that income to do? Yep, thats right.they make additional mortgage loans. So, banks backed themselves into a corner where they couldnt raise additional funds to lend so that they could get back onto the right track with their revenues.</p>
<p>None of that is really important our our friend, the renter. The results, however, are drastic. Even those with solid credit history, well-paying jobs, and stable lifestyle are finding the credit industry to be a challenge. It is my strong belief that the lack of financing availability is leading to the majority of our continued slow housing market.</p>
<p>The real question here is What can we do about it? For starters, any potential buyers who are thinking of venturing into home ownership should most definitely contact a well respected and broad based lender. If you dont know one in your area, please consult the Realtor or Agent that you trust. They will always have solid contacts within the lending industry. Also, dont feel like you have to tie yourself to the yes or no answer that you get from that first lender. Different mortgage brokers have access to different pools of money that come with unique qualification guidelines.</p>
<p>If you still are having an issue, work on it. Credit is not a now or never proposition. There are many things that can be done to fix credit issues in a relatively short period of time, but you must be in contact with a professional who is well-versed in credit repair. Im continually amazed at the number of clients we have who come in the door that have been told no only for me to find out that they need to pay a $200 credit card bill in order to raise their score enough to qualify.</p>

The desire to annex the entire township was made noticeable by the city but was always resisted and formally denied by the Michigan Boundary Commission. <p>The consolidation petition did not win through 350 lost votes in the township in April 1974 and 4 votes in Rochester. But their fervent wishes were granted in May 1974 when the 2.2 mile-land belonging to the Avon Township was finally annexed to Rochester as officially permitted by the Michigan Boundaries Commission. In 1978, the township was converted as Avon Charter Township, precisely during the month of August.</p>
<p>The township voters approved a city charter on May 1984 and on the 20th of November during the same year, the township was then called the City of Rochester Hills. 			<content:encoded><![CDATA[<p>Southfield foreclosures and the state of housing in this Michigan suburb has not improved since the housing crisis started. Many home owners have lost their homes to their lenders who offered them adjustable-rate home loans. It is a good thing though, that the whole country is closely scrutinizing the practices of lenders, particularly their way of carrying out foreclosures.</p>
<p>The government has weighed in by boosting the assistance offered to people who may be in danger of losing their property and those whose mortgage is significantly higher than the actual cost of their homes.  Preventing Foreclosures  Bringing down the number of Southfield foreclosures may be a tall order, but it can be accomplished one property at a time.</p>

At this stage, the home owner can opt to offer their home on a short sale in order to prevent the actual foreclosure.</p>
<p>If the home owner takes no action, the next notice they will get is the notice of sale, which indicates the schedule and venue of their home’s auction. Very few homeowners can bounce back after this point, eventually losing their home.  Avoid having your house among the Southfield foreclosures by managing your finances wisely and learning about your options when you do encounter financial hardships in the future.</p>

Bicycle tours are popular along the lakefront neighborhoods, passing row houses, mansions, and high-rise apartments.</p>
<p>Back in the 1830s, Chicago was just a village of settlers along Lake Michigan.  As time went on, it became a popular passage for travelers and merchants between the Great Lakes and the Mississippi River and Chicago developed into the major transportation and commercial hub we know now. Railroads and ship traffic helped the city become the key centralized nexus between the eastern and western coasts.</p>

The Chicago Park district hires a lot of people to work on the chain of parks along the waterfront and throughout the Chicago area. With so many living in the area, there are many retail and health care establishments catering to their every need, all of them offering many work choices.</p>

			<content:encoded><![CDATA[<p>Jumbo mortgage loans are designed for consumers who are looking to obtain financing which exceeds the conforming loan limits set by the Office of Federal Housing Enterprise and Oversight.</p>
<p>The limits vary in different areas of the country based upon real estate prices during the previous year. For example, the conforming loan limit for Detroit, Michigan will likely be lower than it is in a high cost area such as San Francisco, California. Both Fannie Mae and Freddie Mac restrict the mortgages that they can purchase on the secondary market based on these limits.</p>
<p>Because Fannie and Freddie do not purchase these loans, its up to individual lending institutions to create their own products and make them available to consumers. Several years ago, after the subprime mortgage meltdown began, there was very little appetite for jumbo mortgage loans in the secondary market which led to jumbo mortgage rates increasing substantially.</p>
<p>Lenders were not too keen on shelling out millions and millions of dollars of 30 year mortgage debt in declining real estate environments without the ability to sell the loans. Fast forward to 2011 and there is more interest in jumbo mortgages and programs are available from a variety of lenders at much lower rates than seen in some years past.</p>
<p>As with conforming loans, jumbo mortgages are available as both fixed rate mortgages and adjustable rate products. Consumers looking for the lowest payments may find themselves seeking an adjustable rate product which offers a low introductory rate for the first 3-10 years of the loan. For example, a 3/1 ARM typically means that the introductory rate is set for the first 36 months of the loan, 5/1 ARM  60 months, 7/1  84 months, etc, etc. Most ARM programs are 30 year amortizing loans which begin to adjust after the introductory rate expires based upon the loans margins, caps, and the index which the loans are tied to.</p>
<p>Despite typically having slightly higher rates, many people feel more comfortable in a fixed rate mortgage product. Jumbo fixed rate mortgages often come in 15 or 30 year terms and the interest rate does not change during the course of the loan. A licensed and trained mortgage professional should be able to help you weigh the pros and cons of adjustable rate and fixed rate programs so that you can make a well informed decision.</p>
<p>There are a variety of places where you can research current mortgage rates and programs. Web sites such as ForTheBestRate.com, Bankrate.com, and BurlingtonMortgage.biz are great places to get an idea of where the lenders are currently pricing their loans.</p>
<p>Another option is to submit a request for competing offers through lead aggregation sites such as LendingTree.com or MortgageLoan.com. They will typically sell your request to 1-4 lenders who will then offer you several financing proposals. Another option that you may want to investigate is speaking with local banks and/or credit unions.</p>
<p>Many small direct lenders will offer competitive pricing with the hopes that they will be able to obtain your depository accounts. No matter which route you choose to take, there is plenty of information online that can help you position yourself for negotiating a great deal on your next jumbo loan.</p>
